This four-bedroom home is being used as the model, or show, apartment for a new development called Lancer Square that’s in the heart of Kensington on the site of the original Kensington Palace grounds and kitchen garden.
The mixed-use development, completed in July, offers three six- and seven-story brick and limestone buildings set around a landscaped square. The two residential buildings feature 33 one- to four-bedroom apartments and three penthouses.
Designed by architects Squire and Partners, Lancer Square also has 14,000 square feet of retail space and 48,000 square feet of office space.

The show home, Apartment 23, is on the fifth floor of One Lancer Square, one of the two residential towers. It was decorated and furnished by the design studio 1508 London. The apartment is being offered for £15.02 million unfurnished or £15.55 million with the furnishings.
This line of apartments in the building overlooks the new square and has been quite popular, said listing agent Harri Williams-Jones, of Savills. “It has one of the best layouts of the remaining units we have for sale.”
The apartments are about 65% sold, he said.
Apartment 23 features two balconies, one of which is off the living room and the other is off the primary bedroom suite. Other architectural and design details include solid American walnut entrance doors, hardwood floors and Calacatta Oro marble in the primary bathroom and the kitchen.
From the entrance hall, you step into an open-plan living and dining room, Mr. Williams-Jones said. “It’s one big open space. The kitchen is in the open space, but it’s slightly tucked away.”

The modern kitchen features custom cabinetry, a counter with stools and Miele and Gaggenau appliances.
The apartment gets lots of bright natural light and it has good views of the square, Mr. Williams-Jones said. “You see over the roofs of nearby buildings and you have pretty amazing views over Kensington.”
“You’re up high on the fifth floor, away from the hustle and bustle of the street,” he said.

Neighborhood Notes
Hyde Park is a two-minute walk from Lancer Square and the development is also near the many retail shops on Kensington High Street, according to the listing. It is also close to both the High Street Kensington and Notting Hill Gate underground stations.
Other nearby attractions include Kensington Palace and the Palace Gardens.
